This project had some interesting challenges! Primarily it was located at the top of a hill, surrounded by phases I and II of the Whispering Hills subdivision, Neither phases I or II had incorporated storm water management and the current residents had drainage issues that needed to be solved by this development. In addition, plenty of offsite water from incomplete storm collection systems within Phases I and II and a very environmentally conscious developer that wanted to ensure, at least where the new lots would back up to the existing lots, that zero runoff could enter those parcels. In addition, the parcel bordered the City’s wastewater lagoons and the city was very concerned regarding where the storm water basins would be located; and required they not adversely impact the existing lagoons, nor the City’s plans for expanding the lagoon systems.
In addition, there were wetlands present, some of which needed to be avoided completely; and the usual concerns of developing within Jackson County, Missouri – depth of rock, endangered bats, and construction timing allowances.
We look forward to this project entering the construction phase later this summer!
